Why Guests Keep Saying the Same Three Things
When you host the same two homes for a while, you start to notice something.
Guests arrive from different places, for different reasons, at different times of year. Some come to golf. Some come to see family who live nearby. Some come simply to sit still for a week.
And yet, when they write to us afterward, they tend to say the same three things.
Not because we ask them to.
Because those three things are the ones they actually noticed.
The First Thing: “It was spotless.”
Cleanliness is the single most mentioned thing in our reviews, at both homes.
We understand why. There’s something reassuring about walking into a vacation home and immediately knowing it’s been genuinely cared for. You can unpack, settle in, and start enjoying your stay.
So we treat cleanliness as the foundation rather than a feature. It is not something we hope goes well. It is the part of hosting we are least willing to leave to chance.
People also mention the décor in the same breath — warm, well cared for, thoughtfully furnished rather than filled. That is deliberate. PJ and I are not trying to impress anyone. We are trying to help you unpack, settle in, and stop thinking about the house.
The Second Thing: “It was quieter than we expected.”
Both homes are in the Citrus Hills golf community in Hernando, Florida, about seven miles inland from Crystal River on Florida’s Nature Coast.
The Golf and Pool Home sits at the end of a cul-de-sac, on the golf course, with a screened private pool, a furnished lanai, and a fire pit. The Cottage looks out over a heated community pool that is hardly ever used.
Guests often mention the quiet once they’ve had a day or two to settle in. It’s almost as though it takes that long to realize just how much they’ve slowed down.
The peaceful location shows up in reviews as often as the pool does, and the two are related. A pool is pleasant. A pool where nobody is shouting is something else entirely.
The Third Thing: “You answered right away.”
The other thing guests compliment most often is response time.
That one is simple to explain. We are still out of state for most of the year, so we have made being reachable part of the job rather than a courtesy. You get a door code, a follow-up from our local guest contact, and a guidebook with the Wi-Fi code, safety information and things to do nearby.
Most guests barely need us. They settle in, follow their own agenda, and we may not hear from them all week—which we take as a very good sign.
But when someone does write, they hear back. And when something falls short of fantastic, we want to know immediately, while we can still fix it.
What Those Three Things Have in Common
Clean. Quiet. Responsive.
They may sound like simple things. But when you’re away from home, simple things matter. And they’re the things our guests mention again and again.
But they are the three things guests keep choosing to mention, and we think that is because they are the three things that decide whether a week away actually feels restful.
About a third of our reviews say this was the best rental they have ever had. We do not think that is because of anything dramatic. We think it is because those first three things were handled, which left our guests free to think about everything else — the manatees at Crystal River, the Withlacoochee bike trail, a round of golf, a good book beside the pool, or an afternoon where nothing at all happened.
That is the whole idea.
We would rather be remembered for how the week felt than for anything in the house.
